One of the main challenges of the project was creating an open-plan ground floor with large glazed areas and as few structural walls as possible. Although the CLT construction system relies on load-bearing walls to support the building, the architectural concept called for a living area that was as free as possible from visible structural elements.
To meet these requirements, the CLT structure was supplemented with reinforced concrete elements to provide structural stiffness and steel elements to accommodate larger spans. Steel columns were positioned in line with the window mullions to minimize their visual impact on the interior, while two timber columns were integrated into the furniture design. In this way, the structural solution was adapted to the architectural requirements without compromising the functionality of the spaces.
Beyond its structural characteristics, the project aims to meet the energy performance requirements of the Passive House standard. Achieving this objective requires particular attention to the continuity of thermal insulation, the reduction of thermal bridges, airtightness, and the coordination of architectural, structural, and building services details.
An important result was achieved during the early stages of construction. Approximately one month after work began, the first airtightness test recorded a value of n₅₀ = 0.2 h⁻¹, three times better than the 0.6 h⁻¹ limit required by the Passive House standard. This result confirms the quality of the building envelope's execution at the stage tested and the attention given to airtightness detailing.
